Between the Promenade des Anglais, Place Masséna and Avenue Jean-Médecin, the centre has everything guests come for: the sea and beaches on foot, shops, restaurants, and the tram to the station and the airport.
The Carré d'Or, with its Belle Époque and Art Deco buildings, draws an upmarket clientele; around Nice-Ville station and Gambetta, business travellers and short stays are common. And the calendar doesn't stop in summer: Carnival in February, conferences, the Monaco Grand Prix in May, Nice Jazz Festival in July.

Good to know before renting
Change of use and quotas: in Nice, renting out a second home as a holiday let requires a change-of-use authorisation from the first night. The city centre, including the Carré d'Or and part of the Promenade des Anglais, is among the quota areas for 2026: applications are open until 21 December 2026 on the Metropole's online service. We help you prepare the application.
Main residence: rented out for less than 120 days a year, it needs no change-of-use authorisation, but it must be registered and tourist tax collected.
Co-ownership: in central buildings, co-ownership rules may restrict holiday rentals: that is the first thing to check.
Energy rating: the authorisation requires an energy performance certificate (DPE) rated between A and E.

Is my apartment in a quota area?
Much of the centre (Carré d'Or, Jean-Médecin, the station, Promenade des Anglais up to no. 57) is in the 'City centre' area of Nice's rules. Send us the address: we check it and explain the next steps.
Do you work with business travellers?
Yes. Around the station and the centre, some guests come for work or a conference: we adapt the listing (workspace, wifi, late arrival) to fill weekdays too.
