Good to know before renting
Change of use, no quota: as everywhere in Nice, renting out a second home as a holiday let requires a change-of-use authorisation. But most of Cimiez lies outside the 2026 quota areas: you apply on the Metropole's online service and get an answer within 4 months. It is granted for 5 years, one per owner. We check your address and support you.
Main residence: rented out for less than 120 days a year, it needs no change-of-use authorisation, but it must be registered and tourist tax collected.
Energy rating: the authorisation requires an energy performance certificate (DPE) rated between A and E.
Co-ownership: in Cimiez's large residences, first check that the co-ownership rules allow holiday rentals.

Is Cimiez subject to quotas?
Mostly not: in 2026, Nice's quotas cover the Old Town, the port, the city centre and the west. Only the lower part of Boulevard de Cimiez is included. A change-of-use authorisation is still needed for a second home: we help you apply.
Do you look after large homes and villas?
Yes. We coordinate garden and pool upkeep, and we adapt cleaning and linen to the size of the property.
How much does your service cost?
20% excl. VAT of the nightly rate (24% incl. VAT), for all the services listed on our offer page. Cleaning is paid separately by the guest.
I don't live in Nice, is that a problem?
Not at all: many of our owners live in Paris or abroad. We keep the keys, handle guests and keep you posted on WhatsApp.
